A TALE OF TWO LUXURY MARKETS

What’s Shaping Phoenix Luxury Real Estate This Fall

As we move into the fall season, Greater Phoenix is increasingly becoming a market of contrasts. Across the broader Valley, buyers have more choice, homes are taking longer to sell, and pricing has largely stabilized. Recent Cromford-based data shows roughly four months or more of supply across Greater Phoenix, with homes typically selling below asking price and spending considerably longer on the market than during the post-pandemic years.

Luxury, however, continues to tell a more nuanced story.

Sales above $1.5 million remained strong through late summer, while sales above $3 million significantly outpaced the same period last year. Rather than slowing uniformly with the broader market, Scottsdale, Paradise Valley and other premier luxury enclaves are increasingly separating into distinct segments - each with its own buyer behavior, expectations and pricing dynamics.

$2M–$10M | QUALITY IS CREATING THE DIVIDE

The most noticeable shift in today's luxury market is not simply between buyers and sellers - it is between properties that feel current, compelling and ready to enjoy, and those requiring significant improvement.

Today’s luxury buyer has more inventory to consider and is using that choice carefully. Beautifully renovated and thoughtfully designed homes—particularly those offering strong architecture, exceptional outdoor living and a true turn-key experience - continue to stand apart.

Dated properties are facing a different environment. Buyers are increasingly factoring the time, cost and complexity of renovation into what they are willing to pay, creating greater sensitivity around condition and pricing.

The result is a market where presentation, condition and pricing strategy matter considerably more than they did several years ago.

Negotiation has also returned. Across the broader Phoenix market, recent sales have averaged approximately 97%–98% of asking price, while longer market times are creating additional opportunities for buyers. The strongest properties can still command attention, but aspirational pricing is becoming increasingly difficult to sustain.

For sellers, the takeaway is straightforward: today's market rewards properties that are thoughtfully prepared, strategically positioned and exceptionally presented from the beginning.

$10M+ | A MARKET OF ITS OWN

At the highest end of the market, the dynamics look remarkably different.

Paradise Valley continues to establish itself as one of the Southwest’s most significant ultra-luxury markets, with a series of eight-figure transactions demonstrating the depth of wealth competing for truly exceptional Arizona properties.  At this level, buyers are evaluating far more than square footage.

Privacy, architectural significance, land, views and the ability to create a highly personalized lifestyle are increasingly important. Wellness spaces, substantial climate-controlled automobile galleries, private sports courts, guest residences and sophisticated indoor-outdoor entertaining environments have become part of the conversation at the uppermost end of the market.

These buyers are often purchasing an entire lifestyle rather than simply a residence - and truly irreplaceable properties can operate largely outside the dynamics influencing the traditional housing market.

THE MERRITT ESTATES PERSPECTIVE FOR THE FALL LUXURY MARKET

Perhaps the most important story in Phoenix luxury real estate this season is selectivity.

Buyers are active, but increasingly discerning. They are willing to pay a premium when a property delivers the right combination of location, condition, architecture, lifestyle and ease - but they are also increasingly comfortable waiting when it does not.

For sellers, this places greater importance on understanding exactly where a property fits within its individual micro-market. In today's environment, broad market statistics tell only part of the story. The difference between North Scottsdale, Paradise Valley, Arcadia, a premier golf community or a luxury second-home enclave can be significant.

And increasingly, so can the difference between simply placing a luxury home on the market and positioning it for the buyer most likely to value it.
