Shade and climate-conscious design matter just as much as the pool itself.
The luxury shift: It isn't simply “Does it have a pool?” It's “Does the entire property live like a private resort?”
2. Dedicated Wellness & Recovery Spaces
This may be the most notable evolution in luxury homes. Dedicated fitness studios, infrared/traditional saunas, steam showers, cold plunges, massage or meditation spaces, whole-home water filtration and sophisticated air-quality systems are increasingly appearing on buyer wish lists. Recent Arizona luxury-market reporting specifically identifies cold plunge/recovery suites, saunas, fitness studios and spa baths among prominent wellness requests.
3. A Serious Entertaining Kitchen + Hidden Working Kitchen
A beautiful kitchen is expected; functionality behind the beauty is becoming the differentiator. Buyers are looking for large gathering islands, premium integrated appliances, substantial refrigeration, beverage/wine storage and, increasingly, a separate scullery, catering kitchen or butler's pantry where prep and cleanup can disappear during entertaining.
4. Oversized, Climate-Controlled Garages
In Scottsdale, the garage deserves much more attention than it receives in traditional luxury marketing. Four-plus-car capacity, temperature control, EV charging, exceptional storage and room for collector vehicles, golf carts or larger recreational vehicles can materially distinguish one property from another. Current Scottsdale new-development reporting describes four-car garages as increasingly standard in luxury construction, with larger configurations prevalent on substantial homesites.
For golf-community buyers especially, golf-cart accommodation can be an important lifestyle feature.
5. Effortless Smart-Home, Security & Privacy Technology
The emphasis has shifted from having more technology to having technology that is invisible and easy to operate. Buyers increasingly expect integrated lighting, climate, shades, security, cameras, gates, audio/visual and pool controls, ideally through one intuitive ecosystem. Seasonal homeowners also benefit from remote monitoring, leak detection and property-system alerts while they are away.
The luxury shift: Technology should make ownership easier, not make the homeowner feel as though they need an IT department.
One emerging feature I would watch closely
Private sport + recreation. Pickleball courts, putting greens, golf simulators and flexible recreation spaces are increasingly relevant, particularly on larger Scottsdale estates. I wouldn't put pickleball in the universal top five because it is property- and buyer-specific, but on the right estate it can be a significant lifestyle differentiator.
